Who is “The Nest” perfect for?

Our condo is perfect for groups of 2-4, great for families with children; couples, wedding guests,  etc...

Where is “The Nest” exactly? 

It is in town and a short walking distance to the ferry. While parking is provided on-site, a car is not needed to get to the condo as it is walking distance (6-8 minute walk/ .3 miles) from the ferry & all shops in Old Harbor.


For any guest with a wedding on the island, “The Nest” is the perfect place as it is close to many wedding venues especially The Spring House that is just a short 5-6 minute walk/ 2 minute drive away. 

How can I check availability for either a weekly or daily rental? 

Email, call, or message us.  We respond very quickly with our availability. 

Rental Rates 

Weekly rental rates include professional cleaning. Please contact us for rates as holiday weeks vary in cost. Please note a security deposit of $500 is required. Rental rates require by state law a 7% state tax and 1% municipal tax. All fees will be broken down in the rental agreement.

Please contact us for daily rates as they may be available depending on the season. A 2-night minimum may be required. 

What form of payment do you accept to secure a rental week or daily rate? 

We accept personal checks, bank checks, & credit card payments. Please note that any payment in the form of credit cards will be assessed a 3% processing fee to cover the charges we incur from the credit processor.

Is there parking available on site? 

Yes. As part of your rental you will have access to a designated parking spot in the lot on the property. Please be mindful that there are 2 other units have their designated space so please park in the spot assigned to “The Nest”.

How is the rental agreement structured as to the rental fee? 

WEEKLY RENTALS - depending on how far in advance the rental is secured the full invoice for the weekly rental will be broken up into 2 payments. The second/final payment to be made no later than 6 weeks prior to check in. In the event that the check in date is 6 weeks or sooner a full payment is due upon making the reservation. 

Weekly summer rentals from June -September run Friday to Friday. We have chosen to do Friday check in/check outs as we have learned that ferry vehicle reservations are slightly easier to secure. Additionally, a Friday check in allows our guests to enough a full weekend. PLEASE MAKE ANY VEHICLE RESERVATIONS AS SOON AS YOU CAN. While a car is not necessary for your stay at "The Nest" if you would like to have car, reservations fill up fast. 

DAILY RENTALS - Daily/nightly rates will require payment upon reservation. 


All rentals will require a security deposit that will be made refundable within 72-96 hours after check out if no damage or violation is assessed. We know the security deposit is just that. We will do our best to refund the money promptly when appropriate.

Weekly rentals run Friday to Friday (less than weekly stays available in non-peak season)

To ensure enough time to properly clean the unit for the next tenant we require a 10am check out


Check in - is at 2:30pm 


PLEASE MAKE SURE YOU CHECK FERRY AVAILABILITY FOR PASSENGER & VEHICLE TRANSPORT AS FAR IN ADVANCE AS POSSIBLE. 

 

Ferry reservations for vehicles - opens each January for the upcoming season. They fill up fast so call as soon as you secure the unit.

Cancellation Policy 

In the event of cancellation due to an emergency, Covid related issue (or not) or due to a change of plans, refund of the advanced rental will be made only to the extent that another tenant can be found to occupy the time reserved in the the rental contract. We are a family who understands that plans change & emergencies arise however, as you likely realize we have to manage any cancellation on a case by case basis to ensure we do not face irreparable loss of rental opportunity. 


Ferry reservations - for vehicles open up in January of each calendar year for the upcoming season. It is imperative that the lessee call early in the season to secure a vehicle reservation as needed. AGAIN WHILE A CAR IS NOT NECESSARY TO GET TO “THE NEST”, a lack of vehicle ferry reservation will not be honored as a reasonable cancellation request. 

All we ask is that you contact us immediately or as far in advance as possible if a change of plans might arise. We will do our best to work with you.

Weather Policy 

It is the responsibility of the tenants/renters to be aware of upcoming weather pertaining to their travel days. Every effort will be made to alert tenants to pending weather-related events but part of living on Block Island is to plan for changes in travel due to storms. 


The house must be vacant by 10:00am the date your lease terminates. If bad weather is forecasted and your ferry or plane has been cancelled, it is your responsibility to make other arrangements for lodging during any additional time on the Island. The incoming Lessee has priority on the house. 


Also, if you are planning to take over the house and weather becomes an issue for your arrival on the Island, it is your responsibility to make the necessary arrangements for arriving on the Island ahead of any weather. The homeowner will not reimburse lessees for non-arrival or unused dates based on weather. 

Pet Policy 

We allow certified service animals only with proper documentation and verification. 

Liability 

As will be stated in the rental agreement the Tenant agrees to indemnify and save the homeowner harmless from all liability, loss, or damage arising from any nuisance or harm made or suffered on the leased premises by the tenants, or guests, from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.

We provide:

  • glassware & mugs

  • BBQ cooking utensils

  • initial paper products (toilet paper & paper towels)

  • kitchen towels

  • oven mitts

  • basic kitchen appliances - coffee pot/keurig, toaster, etc. 

  • 2 beach chairs 

  • 2 boogie boards

What is NOT INCLUDED:

  • ​sheets (1 Queen; 2 twins)

  • pillowcases

  • bath & beach towels

  • EXTRA toilet paper & paper towels

  • personal toiletries

  • EXTRA washing machine detergent & dryer sheets

  • beach umbrella

Prior to packing feel free to email or message us to inquire if an accessory is on the premises to save room in your luggage! 

No Smoking Policy 

Please respect our no smoking policy. We have a child with severe respiratory issues and when we stay on the island we cannot have our condo smoke ridden. 


If it is determined that smoking occurred during your stay regardless inside or outside on the deck/patio, your security deposit will be forfeited.

Cleaning Included in rental

We charge a nominal & reasonable cleaning fee that is included in your rental agreement versus as a separate charge. As expected, especially in the times of a pandemic a proper deep clean is necessary to ensure the health & safety of all of our guests.

 
All we ask is that upon check out you take all your trash & place it in the designated trash bin in the parking lot and leave the unit tidy. We will take care of washing floors and wiping entire unit down.

Unit Access - Key Lock Box 

Upon a signed & secured rental agreement and/or reservation you will receive a code for the key lock box. Please note there will be only one key for the unit so we recommend leaving the key in the lock box each time you leave. 
If a key is lost please contact us immediately. 

Please Respect The Other Condo Tenants 

“The Nest” is one of 3 units including a business on the first floor. Please be mindful of not only the other tenants with families, but the customers & owners who are patrons of the first floor General Store.
